2019 Real Estate Fundraising & Deals Update
In 2019, total private real estate fundraising exceeded $150bn for the first time to reach $151bn. Although impressive amounts of capital were raised, the number of vehicles reaching final close declined to 295 in 2019, which means funds are getting larger. The number of funds in market is now at an all-time high. Although deal-making did not match the records set in 2018, activity was still substantial and fund managers were able to successfully deploy capital, with dry powder decreasing to $319bn as of December 2019.
“Real estate has benefited from a huge influx of capital in the past five years. But the steep decline in the number of funds closed shows how unevenly that capital is distributed – concentration among the largest fund managers is greater than ever.” – Justin Hall, Head of Real Estate
