There are currently 371 private equity real estate funds in market, including 143 funds that will make investments in residential assets as part of their investment strategies. Of these funds, there are 42 funds specifically focused on residential asset investments, typically multi-family/apartment assets. These funds are targeting an aggregate $9.6 billion in commitments. 29 funds seeking $6.7 billion in commitments are focused on North America , eight Europe focused funds are targeting commitments of $1.6 billion and five Asia and Rest of World funds are targeting commitments of $1.7 billion.
As would be expected, the funds in market focused solely on residential properties are typically smaller, with an average target size of $237 million, compared with an average target size of $528 million for all real estate funds on the road. 21 exclusively residential focused funds closed in 2008, raising $4.5 billion in commitments, whilst six have closed so far in 2009, raising $1.7 billion.
