Kenedix Group

Kenedix, formerly known as Kennedy Wilson Japan, is a real estate asset management group based in Tokyo, Japan. Known as Kenedix Group, it manages real estate assets, private real estate funds as well as publicly-listed REITs and private REITs. The group offers investment opportunities and asset management services to domestic and foreign institutional investors, including pension funds and sovereign wealth funds. It employs an array of real estate investment strategies including core, core-plus, debt, and value added strategies, targeting commercial, retail, residential, and logistics assets across Japan. Through its subsidiaries, Kenedix Group also engages in various real estate businesses including real estate brokerage, real estate investment advisory, as well as property management and operation of real estate assets. After being spun off from its California-based parent firm, Kenedix had its shares listed first on the Osaka Stock Exchange and then later on the Tokyo Stock Exchange (TYO: 4321) since its IPO in 2002. In November 2020, SMFL MIRAI Partners, a wholly-owned subsidiary of Sumitomo Mitsui Finance and Leasing Company (SMFL), entered into a capital and business alliance agreement with Kenedix. As part of the agreement, SMFL MIRAI Partners, in partnership with Singapore-based ARA Asset Management, acquired all shares of Kenedix listed on the Tokyo Stock Exchange, resulting in the delisting of its shares in March 2021. As of May 2021, ARA Asset Management has increased its equity stake in the company to 30 percent, up from 20.27 percent previously at the time of the buyout. SMFL MIRAI Partners remains the majority shareholder with a 70 percent stake in the company.
